Effective August 22, 2025 (adopted August 21, 2025)
This policy replaces all prior assessment collection policies.
For Non-Declarant/Non-Developer Owners
- Annual Assessments: Set by the Board and due in full each year.
- Delinquency: Payments not received within 30 days are delinquent. At that time:

- A reminder notice is sent.
- A one-time 4% late charge is applied.
- Amenity access cards are deactivated.
- 90 Days Delinquent: Accounts are turned over to a collection agency.
- Collection Costs: All costs (agency fees, legal fees, lien filings, etc.) are charged back to the owner’s account.
- Legal Action: The Association may pursue legal remedies at any time to recover all amounts owed.
For Declarant & Developer Owners
- Assessments are calculated and billed per the Covenants (Article IV, Section 16).
- Declarant/Developer accounts follow the same delinquency timelines, charges, and collection procedures listed above.
